The 1% Commission Model


How it works.

Today's typical realtor commission rates were set back in the day when the average home price was $150k-$200k. But with todays high real estate prices, why would you not choose to work with a One Percent Realty realtor?  The Ethical Real Estate Group proudly works under the One Percent Realty brokerage banner.   We offer the full suite of real estate services that all realtors offer at a commission rate that is more in line with todays home prices.   

  • For all homes sold for under $900,000 we charge a flat rate of $9000 + a $950 marketing and administration fee. $4,500 of that $9,950 flat fee goes to the Buyers real estate agent.
  • For homes sold for over $900,000  the total commission fee paid by our selling clients is 1% of the sale price + a $950 marketing and administration fee.

Will Buyers Realtors  Co-Operatate?

The Ethical Group Real Estate Team has attained Medallion Club status every year since the team's inception in 2023.

This means we are amongst the top 10% of all realtors as far as total sales volume in a year.  To attain this Medallion Club status speaks to our professionalism, knowledge and salesmanship.  But it also speaks to the consistent level of cooperation we always get from Buyers realtors in selling your home. As further proof of full cooperation, over 90% of all One Percent Realty listing deals are completed with the cooperation of non One Percent Realty realtors.

As full service realtors, we ensure that our listings are displayed everywhere that all other listings are. All our listings posted on the MLS®, and all the top internet sites including Real Estate Weekly, Relator.ca, Redfin and any other sites that display MLS listings. 

If a Buyer is serious, and your home is exactly what they are looking for, they will undoubtedly find your home's online listing in their search.

Buying

Do I Have Options?

If you are still unsure, you have a couple of options to eliminate any concerns you may have.

Option 1: In your home's MLS listing, you can indicate to Buyers realtors that you as the seller, will consider an increase in the Buyers realtor's commission, depending on the quality of the offer they bring to the table.  This ensures that only quality, realistic offers will be presented to you.

Option 2: In your home's MLS listing, you can indicate to Buyers realtors that you as the seller, are offering their usual commission rate on any offer presented. This effectively eliminates any sort of possible cooperation concerns on the part of Buyers realtors.

In either option, you will still only pay the reduced commission rate to your One Percent Realty realtor as your trusted listed agent. 

Rather than ask yourself "Why should I use One Percent Realty to sell my home?, the better question is "Why would I NOT use One Percent Realty to sell my home?"  We think the answer is clear.
