The Home Buying Process

Step 1: Get Your Finances In Order

Take a realistic look at your budget using a mortgage calculator. Factor in your income, savings, existing debts, and regular expenses to ensure you can comfortably make those monthly mortgage payments. Remember to set aside funds for your down payment (typically 3.5-20% depending on your loan type) and don't forget about those closing costs!

Step 2: Secure Mortgage Pre-Approval

Speak to your mortgage professional to clearly understand how much home you can actually afford before falling in love with properties outside your budget. If possible, ask your lender for a pre-approval letter - this document shows sellers you're serious and clarifies your actual borrowing power. Plus, it saves everyone time by focusing your search on homes you can realistically purchase.

Step 3: Start House Hunting

Now comes the fun! Search for homes within your pre-approved budget. Browse online listings, have us send you properties that match your criteria, and schedule viewings of the ones that catch your eye. When you find "the one," we'll help you craft a competitive offer.  We'll help you confidently navigate the negotiation process until an agreement is settled.

Step 4: Get the Home Inspected

After opening escrow, you'll work with your pre-approved lender on the formal mortgage application. Since your purchase contract typically gives you 30-60 days to complete the deal, we'll need to move efficiently. During this period, we will guide you in bringing in a professional home inspector to thoroughly check the property for any issues that might affect your decision or the closing timeline. Choosing a meticulous inspector is crucial - they're your eyes for spotting potential problems!

Step 5: Close And    Move In

If your mortgage is approved, the inspection doesn't reveal any deal-breakers, and everything else stays on track, we're ready for closing day! This involves signing quite a bit of paperwork, doing final verifications, and transferring funds to the seller. Once that's complete, congratulations - you're a homeowner! Unless there's a special occupancy agreement in your contract, you can start moving in and making the place your own.

The Paper Trail: What You'll Need to Get Pre-Approved

Ready to take that exciting step toward homeownership?  When you have your eye on your dream home, having secured a pre-approval and being able to confidently submit an offer without a subject to financing makes your offer that much more attractive to prospective sellers.  Getting pre-approved is like having the golden ticket in Vancouver's competitive market.  With that being said, here's what you'll need to bring to the table when you want to get financially pre-approved:

  • Proof you actually have a job - Last 30 days of pay statements (we promise not to judge your overtime hours)


  • Bank statements - Last 60 days (maybe clean up those coffee shop transactions first?)


  • Previous two years tax returns - Tax season finally comes in handy!


  • ID verification - Social Insurance Card and valid photo ID like a driver's license or passport


  • Run Your Credit Score - 640+ preferred, though some loans can work with 620 (we've all been there)


  • RRSP account statements - Most recent RRSP statements (if applicable - no worries if you've been "meaning to start one")
